XVP - Renting a condo in Las Vegas

The 3-bedroom fully- and nicely-furnished condo next to us (in Opulence -
one mile west of the Orleans) is for sale. Someone I know is interested in
buying it to use several times a year until they retire in a few years. In
the meantime, they wonder about renting it out for long-term stays, i.e.,
for 1-4 months. Brad and I would take care of screening renters and looking
after it.

This person has some questions that perhaps people who have had experience -
either in having such a rental in Vegas or actually doing long-term
rentals here - might have some answers:

What do rentals like this charge per month?
Has anyone done this and written off several trips a year to Vegas to check
on their property - and been audited and survived!!!!

Any answers or advice you might have could be written to me privately and
would be very much appreciated.

-Jean, Although I haven't delt with LV properties, I do lease out
property in Nashville. A rule of thumb is 1% of the selling price of
the property. Now this is for yearly unfurnished. I would think that
between 1% and 1.2% may be reasonable. Also, some of the "Time
Share" management companys may be able to quote you what they get for
