LVA Question of the Day - 6 NOV 2009

Q: I remember a while back you guys posted a story about the
Jockey Club and how it´s still standing while CityCenter is built
around it. I posted a picture up on flickr of the Jockey Club and
had a comment pop up... I want to make sure that my explanation
was correct, that the reason was due to the Jockey Club having a
couple thousand(?) owners? Here´s the actual goings on:

There's a seller on ebay that has listed 1 week timeshare at The
Jockey Club several times. $600 is not enough I guess.

Hmmmmmmmm. $500 annual maintenance fee this year (probably has at least a 5% escalator clause - add about $25 more next year-isn't compounding fun) divided by 7 equals $71 and change just for the maint fee. Depreciate the base price over 30 years and the average price goes up further. Didn't even consider any special assessments which most time shares end up having. There are many nice places on/near the Strip that can be had for less than $80 a night and not have to see a concrete wall a few feet away. Remember Tahiti Village. I personally wouldn't pay even $600 other than as a very speculative investment.

I have owned a time share in the past (had an 8% max escalator clause - guess how much it went up each year that I owned it) and may in the future but never one that does not have a low maintenance fee clause in the sales contract.

These time shares are worth "zero". You can stay a week at a hotel for less than half, or even a third (El Cortez, Golden Gate) of the $71 a day maintanence fee.

This takes me back. My very first trip ever to LV, I stayed at the Jockey Club. With my parents--I was ten! I vaguely recall the drugged out MGM lion on display in what is now Bally's, Circus Circus trapeze acts, and my mom putting quarters into every slot machine she passed--including at the Denny's. We saw the movie "Jaws," too. I think my dad was there for a convention, and the organization he belonged to could never afford to stay at the main convention hotel.

It depends on how much you value having a 1-2 bedroom suite with a
full kitchen(and no sales tax of 13%). Perhaps a little "high" in comparison, right now, but do not forget weekends at hotels are about 2x the cost of Sunday thru Thursday. For example, Golden Nugget last week for me-North Tower room 5 nites at $49, 2 nites at $109. $525.00 total with tax. My Vegas time share for 2 bedrooms is $450 for 1 week per year(includes New Years if I want).

Not to mention the location is more desirable than downtown to many.

At some point the place is going to be bought out right? What's it
worth when it's MGM buying it?
