LVA Question of the Day - 22 APR 2008

Q: My wife and I plan to retire to Las Vegas in 6 or 7 years.
We want to keep our home here in Saskatchewan, and live at
least 6 months of the year in each home. I don't really like
being a landlord, but we think it might be a good time to buy
in Las Vegas while your prices are so low, and rent the house
out until we move there. We can sell our home if we have to,
but we'll be able to keep our home here if we can find a 3
bedroom home in Las Vegas for under $250,000. Is this a
realistic plan?

Let me interject a thought. During the six month
absence - you will be an absentee owner - and during
thos absences most people use a real estate firm to
'watch over' their propery - for a tidy fee.

The answer given by LVA was from -- you guessed it - a
real estate person!!. I have never seen an absentee
situation turn positive. While the brokerage says
that they will handle all repairs that may occur --
you have no assurance that the most competent person
was performing the job for the best price. Many
brokerages hire and maintain a maintenance staff -
their abilities may vary from excellent to mediocre.
The choice you have : are you willing to settle for
that - DON'T forget that tidy fee.

Call me a numbers guy, but how can you "...live at
least 6 months of the year in each home" ???

Maybe the couple takes time on separate solo vacation trips to the LV
home. Party!
