Can anyone give me advice about real estate in Vegas?

I know this has little to do with video poker--But if you could give me any
ideas I would be most appreciative.

I am thinking seriously about buying something in Vegas as a parttime home,
and later to establish residencey. I wish I could establish residence there
right now as I advise many of my clients to do. The California State Taxes
are
really high for me--but I just can not do that at this time.

I just discovered Summerlin--forgive my ignorance! Love that area around
Red Rock. But I would consider almost anywhere in the Vegas area--even
questionable areas near downtown and North Vegas. Looking for ideas from you
locals--I think I want a condo, possibly two condos (one for investment).
Since I am
still in the "lets see stage"-- I am open to cheap-cheap--all the way up to
over half a million. BUT nothing in the million dollar range. Ideas?

as my id implies i am a realtor. summerlin is overall the nicest
area in lv, but what you need largely depends on what would be the
functional utility of the property to you. are you a frequent
visitor, do you intend to stay here a good part of the year, do you
want to rent it out when you aren't using it, do you want easy
access to the strip, etc. if you want to discuss it further, send
me an e-mail.

I dont agree with that statement. I own a house in Green Valley ranch , and that area is the best !

proceed with caution. record inventories and some huge developments in the
next few years would indicate greater supply and less demand. on the other
hand all those construction workers have to live somewhere.

This is complete speculation but Reno might be a better alternative, just my
impression from minimal research a few months ago.

Here is my decidedly unscientific response.

I attend the World Series of Poker almost every year and typically
stay for 2-3 weeks.

LAST YEAR, I hardly ever played a day without hearing fellow players
declaim on their real estate investment wizardry or (in the case of
local RE agents) watching them leave the poker table to answer phone
calls from clients. One poker opponent complained because a
developer had refused his full-price offer for a new house because
the offeror could not prove that he actually intended to live in the
house. He had lied and told the developer that he and his wife were
getting divorced, so he needed another house. The reponse: "Show me
the divorce judgment awarding your current house to your wife and
then I'll sell you the new house."

THIS YEAR, I played poker at Bellagio/Wynn/Rio for 16 days and heard
NOTHING about real estate in Vegas.

FWIW and IMO: Wait a bit and buy later for less. I wish I'd bought
in LV 3-5 years ago, but there's no way that I'd do so now.

enjoy it, but I would move to Lake Las Vegas if there was anything
resembling normal services in that area like a real grocery store or
library.

There's little I can add to the very thoughtful post made by misscraps. However, I do have
a little tip for deciding on an area of town to live in. When we decided to move here, we
bought a map of the city and mapped out the locations of various frequently needed
services. Our particular bank branches, organic grocery stores, car dealerships for repairs,
libraries, and a few other places. We saw that Summerlin and Green Valley Ranch were our
best options, and did more research. We learned that traffic in and out of Summerlin was
worse, and also found information on median income, types of households (families vs.
retirees, etc.), and other info. The traffic issue and the higher rate of young people with
families in Summerlin is what prompted us to decide on GVR (didn't want to listen to kids
play in the street all day long!), and I couldn't be happier that we did some real research.

I own other investment properties and am always looking for more, and I can tell you that
it's tough out there. There are a lot of houses on the market, but they stay there for 6 to 8
months sometimes (a healthy market goes 60 days, tops). The owners are asking too
much, living in the market that existed a year or so ago, and unwilling to go down in price.
New builds are enticing real estate agents with up to 13% bonuses (the usual is 2-4%), it's
so bad! Keep an eye on the LVRJ daily; there are at least 3 stories on real estate a week,
pricing, the myth of the LV real estate bubble, high rises failing faster than they're
planned. Just keep reading and stay on top of things. We were lucky and bought our
home at an excellent time, and other properties when the market was still favorable, but
it's really tough right now and I haven't bought anything in a year.

  I am looking for a large home (4+ bedrooms) that needs some work but is in a decent neighborhood. Green Valley area would be my first choice but I'm open to consider others.

Bettie gives some really excellent advice. I may have been a little flip yesterday, but I was trying to say the same thing when I made the make-up comment. You need to figure out what's important to you, and then match up the community that best meets your needs. It's especially nice that there are several excellent choices in the LV valley.
   
  Regardless, you should find a realtor that you feel comfortable working with, preferably one who has been in town for many years, and you may want one for Summerlin and a different one for Henderson. There are some pricey properties being built in undesireable areas, and a savvy realtor can help you navigate the waters. For example, (and I don't know if the project was cancelled) there were condos being built "Summerlin Adj" just blocks away from a bad part of North Las Vegas. Another example is that there are homes being built in the valley on the site of a former toxic waste dump (which was cleaned up, but you never know...)

grocery store at the intersection where the info center is
now...libraries and schools would still be a commute into
henderson...but then llv isn't so much a residential community as a
place for 3rd or 4th homeowner types who stay there a couple months
a year...
